I’m currently serving as Chairman of VivaReal. VivaReal is the fastest growing online real estate marketplace in Latin America where people go to buy, sell or rent property. VivaReal currently operates in Brazil, Mexico, Colombia, the US (for Spanish speakers), and we provide a site dedicated for Expats interested in renting or buying property in any of 12 Latin America countries. VivaReal is an official partner of the National Association of Hispanic Real Estate Professionals (NAHREP), which has over 15,000 members nationwide in the US and acts as an advocate for increasing sustainable homeownership in the Hispanic community. We have roughly 500,000 property listings on our platform today, generating 200,000 unique visitors each month.

Brazil is our largest target market with roughly 5.5M properties listed for rent and sale. According to a Nielson report, there are 62.3M internet users in Brazil, more than the UK or Germany. While Brazil ranks number 7 in the world in overall advertising dollars spent every year, the country still ranks number 15 for advertising dollars spent online (Zenith – Optimedia). With internet penetration growing as fast as it is, experts expect that gap to close quickly in the coming years. This predicted shift alone will represent a 350% growth spurt in online advertising revenues from where it stands today, and VivaReal is positioned to reap the benefits.

Co-Founder, former Managing Director & CEO of the London based company GET ME IN! Ltd., a leading secondary marketplace dedicated to tickets in UK and Europe. In Jan 2008, GET ME IN! was acquired by Ticketmaster, the world’s leading ticket company. GET ME IN! reported gross merchandise sales of approximately £9.1m ($18m USD) in 2007.


James co-founded the company in 2003 and served as a pioneer and visionary in the emerging market. GET ME IN! only required an initial investment of £17,000 ($33K USD) and was self sufficient with no additional outside funding for nearly 4 years until new VC backed competition pushed the company to raise a modest round in Feb 2007. During that same time span, even with the new heavily funded VC competition, GET ME IN!’s revenues at least doubled every year.


James was a founding member and served on the executive board of ASTA, the Association of Secondary Ticket Agents. The organization was formed to bring more consumer protection and confidence to the Secondary Ticket Market.


In 2004, he was the 134th entrepreneur in history to be recognized by the UK government with an Innovator’s Visa.


James has been an invited speaker on the topic of entrepreneurialism at Oxford Business School (Saïd) & University of London. In addition, he was interviewed by a Financial Times journalist live on stage at a First Tuesday meeting and served as Chairman of a panel at the Internet World exhibition in London to choose the UK’s most promising start-up.


In 2003 James received a B.A. in Spanish with a minor in Communication from San Diego State University. From 2001 to 2002 he studied international business and doing business abroad at the Universidad de Complutense in Madrid, Spain.


In 2001, James organised a softball fundraiser in San Diego to help the fight against Leukaemia. The event had more than 300 participants and raised over $10,000 USD.

What’s this site about?

I’ve put this site together for a handful of reasons, number one being practicality.

Like everyone else, I desire a sense of purpose. While many different paths appear to lead to a fulfilling, purpose-driven life, my gut feeling is that each of those paths wouldn’t quite satisfy my enormous appetite on their own. I want to journey down all the paths of life and experience each and every one, but I can’t, right?

It seems almost daily I fall in love with a new facet of culture, community, Mother Nature, science, adventure, technology, society and so on. I relentlessly reevaluate my future life plans around these newly discovered interests and passions. Consequentially, organizing my thoughts and priorities is turning out to be nearly a full time job on its own.

This site is sort of an open journal, to keep track and share those passions and discoveries. The reason it’s ‘open’ is because I would love to get your feedback and insight to help me shape and improve my direction, while I am happy to do the same for you.

I’m sure you’re aware that life is full of unwanted noise and distraction, and that makes it easy to lose track of what really matters while you live life, day to day. I believe that if we can continuously keep our passions & interests in our dialogue with friends, family & colleagues while we navigate through life, one day at a time, we will inevitably make more valuable decisions, increase our happy meters, and ultimately satisfy the desire for a purpose driven and meaningful life.

I’ll never forget the first day of my “temporary retirement,” August 4th, 2008.


Every Monday morning for the previous 5 years I had woken up in London and scurried off to work to start my week, along with millions of other Londoners. Although I did wake up like clockwork at the usual time, and I was still in London, this particular Monday was very different.


Most mornings I jumped in my car and drove to work, but this morning I had to go out to pump the parking meter full of change so I wouldn’t get a ticket. Wearing sweatpants and slippers I slowly strolled outside feeling like I was viewing the world as though I wasn’t quite part of it like I used to be. I waved to my neighbor who was wearing a suit, as usual, putting on his helmet and then mounting on his Vespa to whisk away into the fast-moving sea of commuters.


I don’t want to drag this on too long, so let’s get to the most important part of this day. I got back into my apartment, grabbed a pad of paper and a pen, and asked myself, “Okay, what are you going to do with the rest of your life?”


I ended up scribbling down scattered ideas from travel, to other business ventures, to spending more time with my family, and quickly stopped, realizing I needed a more structured approach to this exercise.


Then I drew somewhat of a matrix like thing-a-ma-jiggy, and asked myself, “Why do I get out of bed everyday?” Ok, so top box of the matrix is, “So I can have fun and be happy,” no surprise there. Alright then, “What makes me happy, and when do I have fun?”


Then as I started writing a list of answers, which was similar to my previous list, I slowed down realizing they all clearly had something in common…


I have the most fun and I am the most happy when I’m together with friends and family.


Since I’m someone who loves thinking big, my next question came naturally, “How do I create the ultimate environment for experiencing life’s greatest joys and challenges together with friends and family?”


After grinding the mind gears for a short-while, my first answer felt like a winning concept; build an incredible place for friends and family to come together, and build it together with the passion of your friends and family.


Now I know that sounds quite vague, but to give you a hint, I’m thinking of a project that plays to the strengths of ambitious and creative minds that I know.

With the help of others, we already have a snowballing list of ideas to incorporate into this project, however it’s still premature to broadcast where we’re going (since we still don’t know exactly!).

In fact, the ideas are nowhere near complete, especially not until I receive your feedback or your interest, and someday, maybe even your involvement too. If you are interested to learn more please let me know by entering your email address here


Eventually I intend to use this section of the site to document the lifespan of this project, which is sure to be a magnificent challenge.

What Is Value Building?

The concept is fairly simple: Whatever you spend your time doing, make sure it’s something that if you apply yourself, you can increase your knowledge, expertise, network, income and/or earning potential. Life is too short to spin your wheels in the same place without progress; always keep moving forward.

After the Ticketmaster acquisition I first thought I would take some extended time off to really enjoy myself – and I did, to a healthy degree. However, it dawned on me that I’m not getting any younger, and it’s better to keep planting seeds now and continue to work my butt off while I’m in my 20s. I can always chill out later.
This section is dedicated to business projects where I’m doing my fair share of value building.
